Our Commission

Propseller charges a base commission of 1% under the Signature package, plus a 30% outperformance bonus on any COV. The Plus package charges a flat 2% commission.

At Propseller, our agents are more efficient because they are supported by technology and a team of specialists who handle tasks like property valuation, marketing, viewings, and photography. This efficiency reduces costs, and we pass those savings on to you by charging only 1% commission, while traditional agents typically charge 2%.

COV, or Cash-Over-Valuation, is the difference between the official HDB valuation and the final sale price of your property that is paid by the buyer in cash.

COV is known after HDB provides the official valuation, typically within 10 working days of the buyer submitting the Request for Value.

Propseller determines the COV from the HDB valuation provided to the buyer, which we request the buyer to share with us.

The 30% charge of the COV amount, known as the Outperformance Bonus, reflects our commitment to exceeding market results. It ensures our interests are aligned with yours, driving us to maximize your sale price beyond the HDB valuation.

You pay only the 1% base commission, ensuring cost savings compared to traditional agents.

The Plus package includes all the services of the Signature package, plus mobile-optimized video tours promoted on YouTube and TikTok, as well as AI renovation for our listing pictures.

The minimum commission fee for all packages is $5,000

If Propseller is unable to obtain the HDB valuation from the buyer, we will charge only the base 1% commission.
